Tenant's FAQ

TO RETAIN A PROPERTY

A holding deposit equivalent to one week's advertised rent will be required to reserve the room while the necessary pre-tenancy checks are completed. The standard holding period is 15 calendar days, unless a different period is agreed with the prospective tenant in writing.

The holding deposit will be refunded or dealt with in accordance with the Tenant Fees Act 2019. If the tenancy proceeds, the holding deposit will, with the tenant's agreement, be applied towards the tenancy deposit.

If the prospective tenant withdraws from the application, does not respond or take reasonable steps to progress the tenancy, fails a Right to Rent check, or provides false or misleading information which affects their suitability as a tenant, the holding deposit may be retained in accordance with the law.

If Silky Moves Ltd decides not to proceed with the tenancy, the holding deposit will be returned to the prospective tenant. Where the holding deposit is to be returned, it will be returned within 7 days of the relevant decision or deadline, as required by law.

REFERENCES

We will use an independent referencing company to collect references and carry out the relevant pre-tenancy checks on our behalf.

DEPOSIT

A tenancy deposit of five weeks' rent will be held by Silky Moves Ltd and protected in a government-approved Tenancy Deposit Protection Scheme for the duration of the tenancy. The deposit will be returned at the end of the tenancy, subject to any lawful deductions for rent arrears, damage or other amounts properly due under the tenancy agreement.

CHECK IN/OUT

The Landlord will provide an inventory and carry out check-in and check-out inspections as appropriate.

SERVICES

Tenants will only be responsible for the cost of the following services throughout the tenancy; telephone, internet services, any TV subscriptions

Silky Moves Ltd will cover; Council Tax, water rates, gas, electricity, TV licence and cleaning

Tenants will be responsible for insuring any personal possessions they bring into the property.

PAYMENTS

The total amount payable in connection with the commencement of a tenancy will be:

Holding deposit: An amount equivalent to one week's rent to reserve the room.

Tenancy deposit: The remainder of the five-week tenancy deposit, after the successful completion of the relevant pre-tenancy checks.

First month's rent: Payable after the tenancy agreement has been signed by all parties and before the tenancy starts.
